From start to finish
How a repipe goes, day by day
No guessing about what happens when. This is the order a repipe follows, from the permit to the last folder of papers.
Before the repipe
The permit is filed and the new runs are planned so the wall openings are as few and as small as possible.
Day one
Floors and furniture are covered, the water is shut off and the first rooms get their new lines. The water is back on by the evening.
Day two
The rest of the house is done room by room, and every new run is pressure tested before its wall is closed.
Last day
The openings are patched, the old pipe is hauled away and every fixture is run and checked for leaks.
After the repipe
The inspection is booked and passed, then you get one folder with the closed permit, the photos and the warranty papers.
What we hold to
Four rules for every job
Photographs before prices
The plumber finds and photographs the problem before anyone talks about money, and the photos are yours whatever you decide.
Every part priced on its own line
Parts, labor, wall openings and the permit each get a line on the price, so you can set it beside anyone else's.
The plain answer first
When a repair will hold, you hear that before any replacement price. New pipes are priced only when the old ones call for it.
The house left as we found it
Floors are covered on the way to the work, and the old parts and every offcut leave with us the day the work is done.
What we do, and don't
Where our part begins and ends
Your insurer decides a claim and your lender decides a loan. Here is what we take on, and what we leave to them and to you.
We do
- Emergency plumbingA burst pipe, an overflowing toilet or no water at all: same-day visits when we can, with the after-hours rate told to you before we come.
- Drain cleaningSlow sinks, backed-up toilets and floor drains that gurgle, cleared and checked, with a camera look at the line when the clog keeps coming back.
- Leak repairDrips under the sink, wet spots on the ceiling and a water bill that jumps for no reason, found and fixed with a written price first.
- Water heater repair and replacementNo hot water, rusty water or a tank that leaks at the base: repaired when it's worth it, replaced with tank or tankless when it isn't.
- RepipingOld pipes that leak again and again, low pressure or discolored water, replaced with new lines and the walls patched behind us.
We also pull the permit and book the inspections the work needs.
We never
- Ask for a signature on the first visit
- Start work before the price is agreed in writing
- Waive, rebate or pay an insurance deductible
- Interpret your policy, or speak for you to your insurer, negotiate or settle a claim
Words on the truck
What the licenses and programs mean
Words you'll see on plumbers' vans and websites: what each one means for you, and what to ask before you sign.
- Virginia contractor license with a plumbing specialty
- Virginia's Board for Contractors, part of the Department of Professional and Occupational Regulation, licenses plumbing companies. Ask for the license number and look it up on the state's license lookup before you sign.
- Journeyman and master plumber
- Virginia also licenses the plumbers themselves. A journeyman has years of supervised work behind them and passed an exam. A master plumber has more years and a second exam, and can oversee other plumbers.
- Liability and workers' compensation insurance
- These cover damage to your property and injuries to the plumbers while they work. Ask for a certificate sent to you by the insurer, not a photocopy.
